I’m guessing that, you have found your way to this page, because you are a busy professional who just doesn’t have as much time as you would like to search for a second home in south west France.

As a professional buyer’s agent and French property finder with a network of 47 agents (plus other sources) across the south west of France from Bordeaux to Brantome and Pau to Perigueux, I can put my whole network at your disposal.

I am careful to make the same agreement with each of these immobiliers so I can give you impartial advice wherever you wish to buy.

And the good news is that this service costs you no more than if you did all the legwork yourself.

I only get paid when you buy a property. If you don’t, there is no charge.

Remember, I limit the number of clients I work with at any one time so each one gets my full attention. For me, nothing is too much trouble where a serious client is concerned.

Not everyone who inquires gets to work with me.

Here’s what the service includes…

1.  Working with you to define clear and concise search criteria.

2.  Identifying properties that match those criteria.

3.  Discussing each property with you to prepare a draft shortlist.

4. Pre-visiting any properties that I do not know already to make sure that they really are what you are looking for.

5. Reporting back to you and finalizing your short list.

6. Arranging your viewing schedule, booking hotels and car hire for you.

7. Accompanying you on your property visits.

8. Guiding you through the buying process and recommending expert Financial, legal and tax advisors to help you structure your property purchase to suit your special requirements.

9. Being on call after you have moved in to answer any further questions that crop up.

After Completion

You may wish to carry out some renovation works, or convert an existing building into a ‘maison d’amis’. Organizing this kind of work in France can be difficult if you don’t know the right people.  I can help you find a company that’s best suited to your project, in your area and should you need someone to watch over the works progress while you’re away, I can organise that too.

  1. The French property market can be confusing

    It is not like the one in your home country. There is no MLS in France. You can find the same property on different realtor’s websites often at different prices.

  2. French realtors are not proactive

    Immobiliers often do not provide the sort of personal service that you would expect (especially when you are preparing to spend a size-able sum of money).

  3. Immobilier cover a limited area​

    By their very nature, a local agent only covers a limited area. He can only give you a snapshot of the whole market.

  4. Immobiliers are not the only ones who sell property in France

    Only a limited number of properties in France ever get to a realtor’s website. Many are sold privately. Others get sold through the network of Notaires.

  5. I can scan the whole market

    I cover almost the whole of Aquitaine. I am looking for good quality matched with good value every day. I know where to look and who to speak to to find what you are looking for.

  6. I am impartial

    Because I do not get involved in sweetheart deals and have the same arrangements with everyone I deal with, I can give you impartial advice.

  7. No win no fee

    All the advice I have given you costs you nothing, if I do not find the property you wish to buy. I work on a ‘no win no fee’ basis and share the agent’s commission 50/50 only when you buy through me.

  8. Nothing is too much trouble for a serious client

    I am available 7 days a week at almost any hour. I’m happy to do what it takes to find your dream property even if it means driving for 2 hours to pre-visit a property that later turns out to be disappointing… And then drive 2 hours  back.

How the process works

I ask you to sign an exclusive search mandate by which you instruct me to find a property that matches your agreed search criteria. This means you agree to work with me on an exclusive basis for set period of time. Depending on your budget, you may be asked to provide ‘proof of funds’ and a short profile explaining your motivation for wishing to buy a French property or vineyard.

Remember that this costs you nothing more than you would have to pay anyway. On successfully finding the right property, in the right place at the right price and the completion of your purchase, I share the agent’s commission 50/50.
