Five tips for dealing with real estate agents in rural France – The Local France

Jenny Lovett, an English woman living in Brittany, France offers several tips to people wanting to buy a home in France. One simple thing to be aware of is this. Does the garden featured in the listing actually belong to the house in question? Some French properties have gardens that are somehow detached (on the other side of the road, for instance). Another thing to watch out for is that French real estate agents (immobiliers) tend to underestimate the amount of work needed to make the home livable. The photos in the listing may be misleading (either for the better or the worse). Agents are not professional photographers. Vendors want to show their home in the best ‘light’.

The property may not be close to the town listed. This is because the owner may have instructed several agents. None of them want you to find the property without going through them.

Finally, the French real estate agent may be hard to pin down for a visit. Small agencies often close when everyone is out on visits with other clients do we recommend that you take the chance to see the property at the time proposed.

Key Takeaways:

  • Make sure the main house is located in the centre of its land. Ask for the plan cadastral (site plan).
  • Find out what the owner spends annually on utilities and maintenance.
  • Make sure you ask for more pictures. The agent has only listed a few.
  • Even properties that have been renovated may well need updating (kitchen & bathrooms) and redecorating.

“Be careful about how the house sits in its land.  The one you like may look to have a beautiful garden, but it may not be attached to the house.”
