Businesses from the Paris region are moving offices to Bordeaux. Their staff can enjoy a better quality of life. Yet, the new fast train link means they can be in Paris to meet clients whenever they want. This fact alone is driving property prices.
For those looking for a solid investment, consider buying close to Bordeaux
NOTE: Bordeaux is in the middle of a 30 year development strategy. The city is transforming each area one-by-one. It is the most desirable city for French people to live in right now.
The Dordogne is a perennial favorite for international investors. If you want to buy a B&B/Gite business or small hotel, you would do well to consider property here. The area is a busy tourist destination in summer.
Ask to see one of the many beautiful chateaux, chartreuses or village houses. They make perfect permanent homes or vacation properties. If you have the know-how there are a few renovation projects to die for. Failing that, we can recommend a suitable architect to project manage your renovation.
The area around Cahors is beautiful. You can buy a Lotois property within minutes of shops with stunning views. Yet live in a perfect haven of peace and solitude. This is an ideal spot to buy a second home but those with a commercial bent should consider the Lot too.
There is a distinct lack of good quality small hotels.
Buy close to St Cirq Lapopie, if you want to own a busy B&B or Gite business. Elsewhere, you could buy a village house which is also a profitable health and wellness business. They charge guests €5000 per week for a private ensuite bedroom during the season.
NOTE: It is within 90 minutes of Toulouse Blagnac airport with its international connections.
Condom, Lectoure, Fleurance and all places between are popular with international clients. You can buy a country estate away from busy roads and other nuisances. Yet, you are within one hour or so of Toulouse with its excellent restaurants, shops and culture.
The airport has more international connections than Bordeaux Merignac because of the aerospace industry.

The English built 97 bastides built during the 100 years war. More than half are in the Lot et Garonne which is also a popular tourist destination in the summer. Bergerac airport serves the area for the those arriving from London or Paris. Those coming from across the world use Toulouse or Bordeaux. Look around Castillones, Monflanquin, Fumel and Villeneuve. They are all worth further investigation. You will find lovely manoirs, farm houses and small chateaux.
First choose your area. Then choose a country or village location. Finally consider how the main house is orientated. Remember in the summer, you will seek out shade. You may feel uncomfortable in the sun on hot days.
